Being in San Diego myself, I know first hand that sounds like wonderful property! Does the land perk for septic? (If there is not water, I have to wonder if there are other services you might need.)

Not matter what, good luck! The one (and only?) good thing about the lousy housing market is that everything is priced to sell. Clearly a buyer's market. Best of luck to you, neighbor!
